    Reconstruction Service

    Water Damage Reconstruction & Repair

Complete reconstruction after pipe bursts, supply line failures, sewer backups, and flooding — from subfloor through finish carpentry.

    Overview

    What Water Damage Rebuild Covers

Water damage is the most common insurance claim we rebuild from. A burst supply line behind a kitchen sink, a failed dishwasher hose, an upstairs toilet that ran overnight, or a sewer backup can all create the same problem: saturated framing, ruined drywall, swollen subfloors, and contaminated finishes that have to be torn out and rebuilt before the home is safe to live in.

Most homeowners discover that mitigation (extraction, drying, dehumidification) is only the beginning. Once materials are dry, demo exposes the real scope — and that's where the rebuild begins. We handle every step from the controlled tear-out through the final coat of paint, working directly with your insurance carrier on the supplemental scope so the project never stalls.

    Common Causes

    When This Service Applies

    Burst supply lines

Failed braided hoses behind sinks, washing machines, and dishwashers — the #1 source of in-home water claims.

    Frozen pipe bursts

Attic and exterior-wall pipes that rupture during freezes, often releasing thousands of gallons before discovery.

    Roof & window leaks

Long-term intrusion that hides behind ceilings and wall cavities until staining or sagging appears.

    Sewer backups

Category 3 (black water) events that require contaminated material removal and full sanitization before rebuild.

    Appliance failures

Refrigerator water lines, water heater tank failures, and dishwasher overflows that saturate flooring and cabinetry.

    Storm flooding

Ground-water and storm-surge intrusion that requires elevated rebuild standards and code-compliant materials.

    Scope of Work

    What's Included in the Rebuild

    1. 01

      Controlled demolition

Selective removal of saturated drywall, insulation, flooring, baseboards, and damaged cabinetry — documented for insurance.

    2. 02

      Subfloor & framing repair

Replacement of swollen OSB/plywood, sister-framed joists where needed, and treatment of any structural members showing rot.

    3. 03

      Insulation & vapor barrier

New batt or blown insulation, vapor barriers where code requires, and moisture-resistant materials in wet zones.

    4. 04

      Drywall, tape, & texture

Hang, finish, and texture-matched drywall — from level-4 finish to knockdown, orange peel, or smooth depending on existing.

    5. 05

      Cabinetry & millwork rebuild

Custom or semi-custom cabinetry, trim, baseboard, door casings, and crown — matched to the original look or upgraded.

    6. 06

      Flooring installation

Hardwood, engineered, LVP, tile, or carpet — full-room or feathered transitions where partial replacement makes sense.

    7. 07

      Paint & finish

Prime and paint walls, ceilings, and trim. Color-matched to existing or fully refreshed at the homeowner's request.

    Warning Signs

When to Call a Reconstruction Contractor

If you're seeing any of these signs, it's time for a professional inspection — most are free, and early intervention dramatically reduces total rebuild scope and cost.

    • Discoloration or staining on ceilings or walls
    • Bubbling paint, peeling wallpaper, or warped drywall
    • Cupping, buckling, or staining of hardwood floors
    • Musty or earthy odor in a room or closet
    • Soft spots in subflooring, especially near appliances or bathrooms
    • Visible mold along baseboards, behind toilets, or in cabinet bases

    Insurance & Coverage

How Water Damage Rebuild Claims Work

Sudden and accidental water damage (burst pipes, appliance failures, roof storm damage) is covered by virtually every standard homeowner policy. Long-term seepage and flood from groundwater are not — those require flood insurance. We document every loss in Xactimate, the carrier-standard format, and file supplementals immediately when demo exposes hidden damage.

    FAQ

    Water Damage Rebuild Questions, Answered

How long does a water damage rebuild take?+

A single-room rebuild (one bathroom or kitchen) typically runs 3–6 weeks. Multi-room or full-floor rebuilds run 2–4 months depending on cabinetry lead times, flooring choices, and the volume of finish work.

Will my homeowner's insurance cover the rebuild?+

If the loss is sudden and accidental — burst pipe, broken supply line, appliance failure — yes. We bill your carrier directly in Xactimate format. Long-term leaks discovered after months of seepage are typically excluded.

Do I have to use the contractor my insurance recommends?+

No. You choose your contractor. Carriers may offer a 'preferred vendor list,' but you have the right to hire any qualified, licensed contractor — and we work directly with your adjuster either way.

What if you find more damage after demo starts?+

We stop, document, photograph, and submit a supplemental claim the same day. The vast majority of supplementals are approved. The rebuild continues without you fronting additional money.

Can you replace flooring through the entire room or just the wet area?+

Both options exist. Carriers typically pay only for the directly damaged area, but you can pay the difference to extend new flooring to a natural transition (doorway, room edge) for a continuous look.
